Settlement of concrete pool decks around vinyl-lined pools is really common.  The four diagrams below show the general sequence of events during pool deck settlement around vinyl-lined pools (whether fiberglass, composite, steel or others), and the repairs.


When your pool is constructed, a large amount of backfill material is placed around the perimeter of the pool.  Because the pools are rather fragile before the concrete deck is installed, the fill is often not compacted due to fears of damaging the pool.


Over time, the backfill material settles, creating an air space below the pool deck, leaving it mostly unsupported.


Unlike concrete pools, where the pool deck settles adjacent to the pool, with vinyl-lined pools the pool deck actually sits on top of the pool wall.  So, as the outside edge of the pool deck settles, the inside edge of the pool deck can pick up in a teeter-tottering action as the slab pivots on the back edge of the pool wall.
