How much does concrete leveling cost? Each job is different, but in general, leveling your existing concrete costs less than half of replacement. Factors that are included in the price of repairing your pool deck include location, surface treatment, size of the pieces and access restrictions. Additionally, Concrete Jack's process does not require the removal of fencing, landscaping, and doesn't tear up your grass, all of which are required during demolition and replacement. You will be provided with a proposal that is priced by the square foot, which allows easy comparison to the estimates for alternative repairs such as replacement. Some jobs are priced by the amount of actual grout pumped; either way, the price of your job will not change. If you choose to add more square footage to your job after your site visit, it will be charged at the same rate as comparable sections on the original quote.
Can't I just caulk it? Caulk does a great job of keeping water on top of your pool deck, where it belongs. It is not, however, great at holding up your pool deck concrete. Caulking, particularly continuing to add more and more caulk without removing the old, can cause the deck to pull on and dislodge coping as it settles, and we will have to remove all of your hard work in order to raise the pool deck back up. The best course of action is to have Concrete Jack fix the cause of the settlement and then have a professional pool or caulking service recaulk any areas where caulk had to be removed as part of the leveling process. Additionally, spreading more concrete on top of your pool deck will not stop it from settling. The extra material adds extra weight to the slab, which can accentuate settlement, and often does terrible things to the aesthetics of your pool deck concrete.
How long does it take? For pools up to 1,000 square feet, usually just one day. Exceptionally large voids or drops and large pools can require an additional day or two.
We like to swim; how long until we can use our pool? If you'd like, you can use your pool while we're working. No matter what, you can use your pool and pool deck immediately after we are done. We can level your pool deck during the day, and you can throw a pool party that night.
Does it really work? Yes; check out the pictures on the before & after pages and the testimonial page! Concrete Jack's skilled technicians have completed all kinds of complex projects, from filling under and raising floors inside of homes to leveling all types of pool decks.
Where does Concrete Jack work? Concrete Jack works throughout the state of Virginia and also in northeastern North Carolina. Concrete Jack can travel long distances to repair concrete pool decks and still save the owner large amounts of money compared to replacement.
Will our concrete crack? Occassionally, cracks that formed during settlement will open up as concrete is leveled (this happens most frequently when a slab has buckled and settled in the middle). Sometimes, new cracks will form during leveling; the likelyhood of this depends on the age, steel reinforcement content and thickness of your concrete. Concrete Jack's technicians understand that nobody wants cracked concrete and take great measures to prevent worsening of existing cracks or the creation of new ones.
What is the most Concrete Jack has lifted a pool deck? Five inches. We have lifted other pieces of concrete more than a foot. Usually, pool deck slabs come to a rest on top of, or wedge against, the pool wall before they can settle more than about six inches.
What if we wait? Most pool deck slabs will wedge against or come to a rest on the pool wall and appear from the surface to have stabilized. However, the voids that caused the concrete to settle do not fix themselves, and the concrete remains largely unsupported. Over time, this will result in cracking and further settlement, which can be more difficult (and expensive) to fix. Fixing the concrete sooner than later is recommended to preserve the integrity of your pool and pool deck.
